📌 This article answers the following questions:
- How do I enable synchronisation between elloha and Booking.com?
- How do I connect my property to Booking.com via elloha?
- What information is automatically synchronised with Booking.com?
- What should I do if my Booking.com synchronisation isn’t working?
Why is this important?
For a holiday let owner, Booking.com’s global reach is a major advantage, but managing two calendars manually is a source of stress. By synchronising elloha and Booking:
Zero errors: No more rushing to your Booking.com extranet every time you receive a phone call about your holiday home.
Maximum responsiveness: Your rates are always up to date, everywhere.
Peace of mind: You can focus on welcoming your guests rather than on technical data entry.
Once synchronisation is enabled, elloha and Booking.com exchange information in real time:
your availability (the calendar blocks itself automatically as soon as a booking is made),
your permitted arrival and departure dates,
your minimum and maximum stay lengths,
your rates.
Follow the step-by-step guide
Check out the interactive tutorial below for a quick introduction, then refer to the detailed, illustrated explanations to explore each step in more depth.
Step 1: Activate the Booking channel
To begin, go to the Distribution menu on the left-hand side of your screen, then click on the Sales Channels tab. Next, activate Booking.
Once you’ve opened the channel, you’ll receive an email with the steps to follow to continue the synchronisation.
Step 2: Authorise elloha to synchronise with Booking
At the same time, in your Booking account, go to the Account menu (at the top right) and click on the Connectivity Provider tab.
Click Search.
Search for and select elloha in the search bar.
Tick all the boxes to add elloha as a connectivity provider, then click ‘Connect’.
⚠️ Please note: Once all the steps are complete and elloha has been added as a connectivity provider, a final section will appear.
Remember to tick the ‘Extranet access’ box (it is unticked by default) to enable our teams to diagnose and resolve any issues more quickly.
A message will then appear stating that the connection is pending configuration.
Step 3: Validating your synchronisation
The synchronisation will be validated by the elloha team, who will also import your Booking reservation files into your elloha account.
You will receive an email once the synchronisation is up and running.
Once the synchronisation is live, you’ll be able to manage your availability and rates directly via your elloha dashboard.
💡Tip: With the Smartconnect feature, you can easily apply an automatic mark-up to your rates on Booking.com (to cover commissions, for example), whilst maintaining attractive direct booking prices.
Find out how to set up Smartconnect and adjust your rates effectively in our dedicated guide.
What else you need to know
Once synchronisation is in place, please avoid closing the Booking channel without notifying our Support team ([email protected]).
When importing Booking bookings, these appear as ‘Unsettled’ in elloha, even if the booking is settled on Booking. This is because this information is not included in the initial import.
Booking’s own Genius loyalty programme remains applicable if it is activated on your Booking account. Special promotions, specific to each Booking traveller, may therefore occasionally reduce the price of the booking: in other words, this loyalty programme may take precedence over the prices transmitted by elloha.
Commissions and financial transactions between Booking and you must be managed via your Booking account.
The cancellation terms for bookings made via Booking remain those defined on your Booking account.
Following synchronisation, if you decide to add accommodation, promotions or special offers on elloha for the current or next calendar period, you must create them on your Booking extranet and notify us. Otherwise, these new items will not be linked to Booking.
If you change the validity dates of a synchronised promotional rate, the automatic update on Booking.com may be incomplete. To ensure your rates remain consistent, you must delete the rate lines directly on the platform’s extranet, recreate them, and then contact elloha support to restart the synchronisation.
Please note: Without this manual intervention, out-of-date rates may remain active and result in bookings with incorrect prices.
Please note: any unsynchronised offer will automatically be taken off sale on Booking.
Booking does not allow multiple separate Booking accounts to be synchronised with a single elloha account. If you have several Booking accounts (in other words, several Booking usernames), you will therefore need to either consolidate all your properties on Booking into a single account or open several elloha accounts.
Booking cannot be synchronised with elloha via iCal.
If you use combination rates on elloha, you will need to create derived rates on your Booking account.
The booking lead time is not synchronised with Booking. You will need to set this directly in your Booking account.
Important note: From 13 May 2026, Booking.com will hide your customers’ contact details (email and telephone number) for bookings made more than 14 days before arrival. As this data is not automatically synchronised with elloha when it is updated on the Booking extranet 14 days before arrival, you will need to retrieve it manually from Booking to ensure your automated emails are sent.
